What type of loan makes sense for you?

Hi there—I wanted to share something I see come up a lot with buyers and homeowners. Many people don't realize how much choice they really have when it comes to the type of mortgage they can get.

Loan Programs

More options exist than you might think

When you're shopping for a mortgage, it's easy to assume there's just one standard path. The truth is there are several loan programs designed for different situations—conventional loans, government-backed options, jumbo loans, and others—each with their own strengths. Some programs work better if you're a first-time buyer, others if you have a smaller down payment or unique financial circumstances. The program that makes sense for your neighbor might not be the best fit for you. That's why I always recommend having a real conversation about your specific situation before settling on anything. I'm here to walk through the options and help you understand which program actually aligns with your goals and budget.

Let's talk through what programs might work best for your situation.

Tip of the Week

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Tips for Homeowners

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
