Rates are moving and so are buyers. If you've been sitting on the sideline, now is the time to get your numbers in order. Reply to this email and let's talk.

Hi there. I want to talk about a decision that gets less attention than it deserves—but can shape your entire mortgage experience.

Why your loan length matters as much as your rate

When you're shopping for a mortgage, it's easy to fixate on the interest rate—but the length of your loan is equally important to your financial picture. A shorter loan term means you'll pay off your home faster and pay less interest overall, but your monthly payment will be higher. A longer term spreads payments out, making each one smaller, but you'll carry the debt longer. There's no universal "right" choice; it depends on your budget, your plans to stay in the home, and how comfortable you are with different payment levels. The best loan is the one that fits your life right now and your goals down the road.

Let's talk through what loan term makes sense for your situation—I'm here to help you think it through.

Tip of the Week

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
