How much equity do you have in your home?

Hi everyone, thanks for staying in touch. This week I want to shine a light on something a lot of homeowners overlook—the equity they've already built.

Equity Building

Your home is working for you every month

Every mortgage payment you make builds equity—that's the difference between what your home is worth and what you still owe. Over time, as you pay down principal and your home appreciates, that equity grows into real wealth. Many homeowners don't realize how much equity they've accumulated, or what options it unlocks. Whether you're thinking about a major home project, managing debt, or planning ahead, understanding your equity position matters. If you've been in your home for a while or bought when rates were lower, you likely have more equity than you think. I'd love to sit down and help you see the full picture of what you've built.

Let's talk about your equity and what it means for your financial goals.

Tip of the Week

Schedule a plumber to inspect older homes for slow leaks — water damage is expensive and often hidden until it's serious.

Tips for Homeowners

Jumbo Loans: What They Are and How They Work

1.

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

2.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

3.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
