A Note From Ryan Kearns

Most of what's in here is the news everyone's reading. Rates, headlines, the same stories making the rounds.

The headlines are one thing. What they mean for you is another, and that's where I come in.
If something below catches your eye, or nothing has and you're just wondering where you stand, call me. That's what I'm here for.

Refinancing Basics

When refinancing makes sense (and when it doesn't)

Refinancing isn't always the right move, even when rates look attractive. The real question is whether the benefit you'd gain outweighs the cost of refinancing itself. It takes time to break even on those closing costs, so if you're planning to move or pay off your loan soon, refinancing might not pencil out. But if you're staying put and your situation has changed—better credit, more home equity, or a shift in your financial goals—it's worth a conversation. I can walk you through the math on your specific loan and help you decide whether it makes sense for you.

Let's talk about whether refinancing fits your situation right now.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
