Why your neighbor's mortgage might look different from yours

There's a lot of variation in how mortgages are built, and that's by design. Here's what you should know.

Loan Programs

Not all mortgages work the same way

One of the things I talk about most is how different loan programs can fit different lives. Some borrowers do best with a fixed rate that never changes. Others benefit from adjustable options, or programs designed for doctors, self-employed workers, or first-time buyers. There's no one-size-fits-all mortgage—which is actually good news. It means your situation, your timeline, and your comfort level all matter when we're looking at what makes sense for you. The right program can mean a better payment, lower upfront costs, or more flexibility down the road. If you've never dug into why your loan is structured the way it is, it's worth a conversation. I'm always happy to walk through what's available and why one option might serve you better than another.

Let's talk through which programs might work best for your situation.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
