Why your down payment size still matters

I talk with a lot of people who assume a bigger down payment is always better, but the truth is more nuanced. Yes, a larger down payment can lower your monthly payment and help you avoid mortgage insurance, but it also ties up cash you might need for emergencies, home repairs, or life. The right down payment for you depends on your savings, your comfort level, and what else matters to your financial picture. Some borrowers do better putting down 10 or 15 percent and keeping a healthy reserve. Others prefer to put down more and own their homes with less debt hanging over them. There's no universal "right" answer—only what's right for you.

Jumbo Loans: What They Are and How They Work

A jumbo loan exceeds the conforming loan limit set by the FHFA — $766,550 in most areas for 2024, higher in designated high-cost markets. These loans can't be sold to Fannie Mae or Freddie Mac.

Jumbo loans typically require stronger credit (often 700+), larger down payments (10–20%), and more cash reserves. Underwriting is more thorough and can take longer.

Rates on jumbo loans are sometimes comparable to or even lower than conforming rates, depending on market conditions. Don't assume a jumbo loan means a worse deal — shop lenders.
