Debt & Borrowing

Your credit score isn't the only thing lenders see

When you apply for a mortgage, we pull your credit report — but that three-digit score tells only part of the story. Lenders also look at your debt-to-income ratio: how much you owe each month relative to what you earn. A high ratio can limit your borrowing power, even if your credit score is solid. The good news is that paying down existing debt before you apply can make a real difference. It doesn't happen overnight, but even small reductions in monthly obligations can strengthen your application and improve the loan options available to you. If you're thinking about buying or refinancing in the coming months, I'd love to walk you through what lenders will see when they review your file.

Let's talk about where you stand right now.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
